Staging a listing runs a median of $1,500 professionally, or $500 when the agent handles it. A Declutter Kit starts at $159 and does the work staging depends on in the first place. You cannot stage a room you have not cleared.

What 60 to 120 days looks like
The totes never come back in the middle. One delivery, one pickup, and the address at the end is a different one from the address at the start. By design.
Phase 1: Before the photos
1–4 weeks
Counters, closets, bookshelves, the garage. The house photographs the way the seller wishes it always looked, and the overflow is stacked and labeled instead of hidden.
Phase 2: On the market
often 30–60 days
The totes sit stacked and out of the way through every showing and every open house. Nothing to re-buy, nothing to scramble for when a second offer needs a fast close.
Phase 3: Under contract
30–45 days
Now the packing is real, and it is already half done. No trip to buy boxes during the most stressful eight weeks of the year.
Phase 4: Move week, and unpacking
1–2 weeks
We collect everything from the new address when they're finished. Need more time? Keep them by the month. Scheduling a pickup stops the clock.

No daily meter. A seller does not control their own timeline. The closing date depends on the buyer’s lender, the inspection, the appraisal and the title work, so nobody should be billed by the day for delays other people caused. Scheduling a pickup ends the charges.
Three sizes, by how much needs clearing rather than by bedroom count: 10, 20 or 30 totes. Most listings want 20.

You can buy it for your seller and hand it over at the listing appointment: a concrete thing you brought to the table, before you have earned a dollar. Cover the first 60 days and let them extend if they need to, or cover the whole thing. Either way we set it up with them directly, so nothing lands on your desk.
